A LETTER FROM OUR VP TREASURER
I am Dave Nuske, the new Treasurer here at Vantage Pointe. I have been getting up to speed with the Treasurer job. It is taking a lot of my time but much of the reason for that is because we have been transitioning from manual bookkeeping to using QuickBooks, a computer application that will be a tremendous help to our community going forward. Also, we have just changed banks and, for the month of April, reconciliations and reports were twice as much as normal.
I'd like to thank all of you who submit your payments on time each and every month. A majority of our residents fall into this category. Of course most of us forget from time to time and don't remember to send out our payment or drop it off at the office. At some point we realize that, or we are reminded by our friendly Treasurer and we submit our payment. It is not those people we are concerned about. Rather, it is those who are habitually one, two or more months behind with their monthly fees. As Treasurer, it is difficult for me to tell whether a resident knows he is behind one or two months. Some do not write on their check what month(s) I should credit. Some do not write on the check the address to which the check should be credited. As you know many of our residents live up north during the off season and their northern address is on the check. We have 196 homes here in Vantage Pointe and I guarantee you I do not (nor will I ever) know who all of you are and what your address happens to be. Many of you are now using checks generated by a bank. In some cases the check either does not have the address of the residence on it, or it is written in such a small font that it is very difficult to read. Some owners rent out their residence and request their tenant to submit checks directly to Vantage Pointe to cover the monthly fees. Sometimes these checks are late. Remember, it is the owner who is responsible to pay on time. Personally, I would like to see all owners submit their fees instead of using a third party. It just makes things so much simpler. The bottom line is that all these things added together make my job harder and it will take more of my time. How can you help? The following is a summary of what I believe will help me the most:
Pay your fees on time every month or, however you pay: every quarter, half year or year.
Put on you check what month(s) that I should credit to your account.
If your residence address is not on the check, write it on the check.
Do not ask your tenant to send in the fees to Vantage Pointe. You are the owner and the one who is ultimately responsible.
Sometime in the next month, I will be either emailing or sending a letter to those owners who are behind in their monthly fees. Some of you may not even know you are one, two or more months behind in your payments. Please check your records against what is detailed in the letter or email that I send. If you don't agree, please submit to me the proof, preferably canceled checks both front & back. It is possible that we did not correctly credit your account and we will make it right if it is our error. According to our rules and regulations, your fees are due by the 10th of each month. A late fee of 15% will be assessed if not paid by the end of that same month.
Again, most of you pay on time every month If you fall in that category, you will not be receiving any letter or email from me regarding late fees, etc. Thank you for doing your part. Also, thanks to all of you who have already paid your $120 assessment fee. Over half of Vantage Pointe has done so. This is a great community and I believe that we all want it to remain that way. Linda Taylor collects
used greeting cards and remakes them into cards for patients at Florida
Hospital...
She also makes some of them to sell and gives the money to her church... She
does not want Christmas cards as she already has hundreds of them....
Year round, Linda
collects any and all household goods that are in good shape, this includes:
Small furniture, dishes, pots, pans, kitchen utensils, towels, knick knacks,
etc.....
Linda generally distributes to The Women's Abuse Center, The Boys and Girls Club and Habitat For Humanity....
Year round,
Linda
also collects used blankets, bedspreads, mattress pads,
sheets, leftover fabric, men's ties, etc..
These are used to make blankets and sleeping bags for needy children and
families...
Linda believes in recycling most everything and helping those in need....
Linda is truly one of those angels that spends her time here on earth being an outstanding citizen and helping those less fortunate... May GOD bless and keep her!!!!!

The Architectural Control Committee (ACC) was formed, not because they didn't have anything better to do but because they take pride in our VP community. Due to recent lack of the enforcement of the rules and certain absentee landlords who totally ignore their properties, it was necessary to make amendments to the covenants to be able to levy fines against those who are non-compliant.
These committee members certainly take no joy in being the 'bad guys' in enforcing the rules. In my humble opinion it's the worse job in here to have to inform their friends and neighbors that a correction needs to be made, often quite minor and occasionally major. Don't kill the messenger, they are just doing a service for you and the rest of us in attempting to have our homes maintained in an attractive manner and thereby keeping up our property values.
If you question the need for these rules, I suggest you take a ride in our neighboring communities and ask yourself if you would want to be neighbors to some of these residents.
If you happen to get an outside contractor you can easily check with the county (863-402-6643) to see if they are in fact properly licensed. It would be wise to do this especially if you allow them access to your property in your absence.
